How to Get the Lowest Mortgage Rate

Your rate is not a weather report — it is a price built from factors you partly control. Work these levers in order and you can realistically cut 0.5–1% from a first quote.

The levers, biggest first

  1. Shop at least three lenders, same day. Identical borrowers receive quotes differing by 0.25–0.75% across lenders. This is the single highest-paid hour in the process. Method: comparing lenders.
  2. Raise your credit tier. Pricing steps at 680, 700, 720, 740 and 760–780. Crossing 740 is commonly worth ~0.25–0.5%. Playbook: credit score guide.
  3. Cross an LTV step. 20% down removes PMI; 25% down often improves pricing again. Even 19% → 20% changes two line items at once (PMI + rate).
  4. Shorten the term. 15-year rates run 0.5–1% under 30-year. If the payment fits, nothing else comes close (15 vs 30).
  5. Pick the right program. VA pricing beats conventional for eligible borrowers; FHA can beat conventional for lower scores despite MIP; jumbo is often surprisingly cheap for strong files. See types of mortgages.
  6. Buy points — selectively. Only when you will outlast the break-even (points calculator). Otherwise take par pricing.
  7. Mind the property. Condos, multi-unit and investment properties price higher; a single-family primary home gets the best sheet.
  8. Lock intelligently. Longer locks cost more; time your lock to a realistic closing window and ask about float-downs. Background: rates guide.
  9. Clean the file. Document income fully, keep DTI low (DTI guide), and avoid mid-process surprises that trigger re-pricing.

What a lower rate is worth

On a $350,000 loan, each 0.25% is about $55–$58 a month and ~$20,000 over 30 years. A full 1% is roughly $220 a month and $79,000 lifetime. Chasing rate is not penny-pinching — it is the whole game, provided the fees do not eat it: always confirm with total cost in the comparison calculator and the APR check.

Myths to ignore

Frequently asked questions

How much can shopping lenders really save?
Regulator and industry studies consistently find thousands of dollars: the CFPB has estimated borrowers save $100+/month on typical loans by shopping, and Freddie Mac found multiple quotes save several thousand over the loan's first years.
Does a bigger down payment always lower the rate?
Pricing improves in LTV steps (notably 25%, 20%, and below), and crossing 20% also removes PMI. But draining reserves to chase a pricing step can backfire in underwriting — balance both.
Can I negotiate my mortgage rate?
You negotiate the whole offer: rate, points and lender fees are one price. Showing a competitor's same-day Loan Estimate is the most effective negotiation tool a borrower has.
When should I lock my rate?
When you are under contract, the payment fits, and closing fits the lock window (usually 30–60 days). Do not float hoping for perfection — a rate that works is a good rate.
