Why we exist

Most "free" mortgage calculators exist to harvest your contact details for lenders, and they show partial numbers — principal and interest only — that make homes look cheaper than they are. We thought the internet had room for the opposite: complete numbers, visible formulas, and tools that work for the person typing, not for a sales funnel.

How our calculators work

Every calculator on this site uses the standard amortization mathematics that lenders themselves use, and every page explains its formula, its assumptions and its limits. All computation happens in your own browser using JavaScript: your income, home prices and loan details never leave your device, are never transmitted to us, and cannot be sold — because we never receive them.

What we are not

We are not a lender, mortgage broker, bank or financial advisor, and nothing here is a loan offer or personalized financial advice. Calculator outputs are estimates for education and planning. For a real transaction, rely on your lender's official Loan Estimate and Closing Disclosure, and consider advice from a licensed professional who knows your full situation.

How the site is funded

Advertising. Displaying ads lets us keep every tool free without accounts, paywalls or lead sales. If you ever see an ad for a lender here, treat it like any advertisement anywhere — and then check the numbers yourself with our tools. That is rather the point of the place.
