The Mortgage Application Checklist
Mortgage delays are almost never about money — they are about paper. Gather this list before you apply and your file moves like the lender's favorite.
Identity & basics
- Government photo ID; Social Security number for the credit pull.
- Current address (2-year history), phone, email; marital status documents if applicable (divorce decree, support orders).
Income & employment
- Pay stubs for the last 30 days.
- W-2s and federal tax returns for 2 years (all schedules).
- Employer contact details for verification of employment.
- If self-employed: 2 years of business returns, year-to-date profit & loss, business license.
- If applicable: award letters for Social Security/pension, rental income leases, alimony/child support documentation (if you want it counted).
Assets (down payment, closing costs, reserves)
- Bank statements, last 2 months, all pages, every account the money touches.
- Investment/retirement statements (most recent quarter).
- Gift letter + donor's ability documentation, if any funds are gifted (down payment guide).
- Paper trail for any large deposit: sale documents, transfer records.
Debts & obligations
- Statements for car loans, student loans, cards (these mostly appear on your credit report — know your DTI).
- For other properties owned: mortgage statements, tax bills, insurance, HOA, leases.
The property
- Signed purchase agreement (once under contract).
- Seller disclosures and HOA documents (condos add questionnaires and budgets).
- Homeowners insurance binder before closing — shop it early using your target in the PITI calculator.
Timeline once you apply
- Day 0–3: application; Loan Estimate arrives (decode it with our guide).
- Week 1–2: processing; appraisal ordered; verification of employment/assets.
- Week 2–4: underwriting; conditions (more documents) issued and cleared.
- Clear to close: Closing Disclosure issued — 3 business days must pass.
- Closing day: sign, wire cash-to-close (verify instructions by phone — wire fraud is rampant), record, keys.
Before applying, estimate your approval with the pre-approval calculator, follow the pre-approval guide, and keep the file clean: no new debts, no job changes, no mystery deposits until the keys are in your hand.
Frequently asked questions
How long does a mortgage application take to close?
Typically 30–45 days from contract to closing for a purchase; refinances often 30–60. Clean documentation, a responsive borrower and a straightforward property are the usual difference between 30 and 60.
What is the most common reason for delays?
Document conditions: unexplained deposits, missing statement pages, employment verification hiccups, and appraisal issues. Submitting complete, legible, all-page statements up front prevents most of them.
Can I apply with more than one lender?
Yes — and comparing is wise. Submit applications within a 14-day window so credit inquiries group together; once you choose, proceed with one lender to avoid duplicated appraisal and processing fees.
What is 'clear to close'?
The underwriter's final approval that all conditions are satisfied. After it, the Closing Disclosure is issued and the 3-business-day waiting period starts before you can sign.
