Pre-qualification vs pre-approval — know the difference

Pre-qualification is a quick, self-reported estimate — useful for planning, worth little to a seller. Pre-approval means an underwriter has verified your income, assets and credit and committed to a loan amount subject to the property checking out. In competitive markets, offers without pre-approval are often ignored.

This calculator mirrors the underwriter's core math: housing costs capped near 28% of gross income and total debts near 36% (conventional guidelines stretch to about 45–50% back-end ratio for strong files; FHA and VA have their own flexibility). On a $95,000 income with $450 in monthly debts and $60,000 down, expect an approval around $355,000–$360,000 at 6.5%.

What underwriters verify

Raise your approval amount before you apply

Paying off a $300-a-month car loan can add roughly $45,000 to your approval. So can documenting a co-borrower's income or increasing the down payment past the 20% PMI threshold. But remember: approval is a ceiling, not a recommendation — the affordability calculator shows the comfortable number, and our pre-approval guide walks through the process, documents and timeline step by step. Then verify the payment on your target home with the payment calculator.

Frequently asked questions

How much will I get pre-approved for?
Most buyers are approved for a home price of roughly 3.5–5 times their gross annual income, depending on debts, down payment and rates. On $95,000 with modest debts, that is about $350,000–$400,000. Enter your numbers above for a closer estimate.
Does pre-approval hurt my credit score?
A lender's hard inquiry can trim a few points temporarily. Multiple mortgage inquiries within a 14–45 day window (depending on the scoring model) count as one inquiry, so do your lender shopping in a tight window.
How long does pre-approval take and last?
With documents ready, 1–3 business days is typical. Letters usually stay valid 60–90 days; after that the lender refreshes income, assets and credit.
What documents do I need for pre-approval?
Photo ID, two years of W-2s and tax returns, 30 days of pay stubs, two months of bank statements, and statements for investment accounts and debts. Self-employed borrowers add business returns and a year-to-date profit-and-loss.
Can I get pre-approved with a 620 credit score?
Yes — conventional loans start around 620 and FHA at 580 (500 with 10% down). Expect higher rates and PMI/MIP costs, though; lifting your score above 700 before applying usually pays for itself. See our credit score guide.
