House Price Calculator (Mortgage Price Calculator)
Most calculators ask for a price and give you a payment. This one flips it: tell it the monthly payment your budget can handle, and it finds the home price that fits — taxes and insurance included.
Why shop by payment, not by price?
Two $400,000 homes can differ by $400 a month once property taxes, insurance and HOA dues are counted — and a 1% rate move changes the payment as much as a $35,000 price change. Anchoring on a monthly number keeps your search honest across towns, tax districts and rate swings.
Example: a $2,400 all-in monthly budget with $60,000 down at 6.5% over 30 years supports a price of roughly $385,000 in an average-tax state. In a 2.4% tax state the same budget buys closer to $340,000; in a 0.5% tax state, over $420,000.
How the reverse calculation works
The calculator reserves part of your budget for property taxes (your local rate) and insurance (estimated at 0.2% of the price per year), then finds the loan whose principal-and-interest payment consumes exactly what is left, and adds your down payment. Change any assumption — a bigger down payment is the fastest lever — and the price updates instantly.
Once you have a price target, sanity-check it against lender income rules in the affordability calculator, then price real listings with the mortgage payment calculator. And when you find 'the one', estimate the cash you will need on day one with the closing cost calculator.
