VA Mortgage Calculator

VA loans are one of the strongest benefits of service: no down payment required, no monthly mortgage insurance, and rates that often beat conventional. This calculator folds in the VA funding fee so you see the real payment.

Quick answer — VA loans allow 0% down with no monthly mortgage insurance; instead a one-time funding fee (2.15% first use) is usually financed into the loan.

VA loan advantages, quantified

On a $425,000 home with nothing down at 6.5%, a VA loan's principal and interest run about $2,808 a month (the 2.15% first-use funding fee adds $9,138 to the loan when financed). Compare a conventional loan with 5% down: the loan is smaller, but PMI adds roughly $150–$200 a month until you reach 20% equity — and you needed $21,250 in cash up front. The VA benefit usually wins for eligible buyers with less than 20% saved.

VA loan basics to know

There is no VA-set maximum loan amount for borrowers with full entitlement — lenders set their own limits based on your finances. You will still pay taxes, insurance and possibly HOA dues through escrow, and the home must meet VA minimum property requirements. Your Certificate of Eligibility (COE) from the VA proves entitlement; most lenders can pull it electronically in minutes.

Shopping for a VA loan? Lender quality varies a lot in this niche — ask about VA-specific experience and compare offers with the comparison calculator. Non-VA alternatives: FHA (3.5% down, with mortgage insurance) or conventional with PMI from the standard calculator.

Frequently asked questions

How is a VA mortgage payment calculated?
The same amortization math as any loan, on a balance that includes the financed funding fee, plus monthly escrows for taxes and insurance. There is no monthly PMI on VA loans at any down payment — the funding fee replaces it.
Can I really buy with zero down?
Yes, with sufficient entitlement and lender approval, up to the amount the lender will approve. You still need cash for closing costs (unless the seller or lender covers them) and earnest money.
Who is exempt from the VA funding fee?
Veterans receiving compensation for a service-connected disability, surviving spouses of veterans who died in service or from service-connected causes, and active-duty Purple Heart recipients. Exemption status appears on your COE.
Do VA loans have better rates?
On average, VA rates price about 0.25–0.5% lower than comparable conventional loans because of the federal guarantee. Individual lender quotes vary — always compare at least three.
Can I use a VA loan more than once?
Yes. Entitlement can be restored after a sale, and partial entitlement can cover a second purchase. The funding fee is higher for subsequent use with low down payments.
